The first three months are a performance trial. Leave early and there’s a $1,000 break fee, and if we walk away first, we owe you the same $1,000. After the trial, either side can end it with 30 days’ notice.

Dominick Farino, founder of DF Dwellings

I spent years as a physical therapist before I started this. The work came down to the same thing every day: sitting with someone at a low point, building a plan they could actually follow, and staying on it long enough for them to get their life back. I run this business the same way.

I don’t think results should depend on luck, or on whether the right person happened to be paying attention that week. So I build the system before I take on a property: the checklist, the standard, the process. What you get shouldn’t change based on the kind of day I’m having.

Every owner who hires me is handing over something they spent years paying for. I treat it the way I’d want mine treated, and I’d rather over-communicate than leave you wondering. The point is that you stop thinking about the property and start enjoying what it earns.

Common questions

Is short-term renting even legal on my property?
We verify local zoning, ordinances, and any HOA rules before you sign anything. If your property can’t be operated compliantly, we’ll tell you in your report rather than let you find out later.
What happens if a guest damages my property?
Every booking is ID-verified and manually reviewed before it’s accepted, and we can decline any guest. Stays are also covered by the booking platform’s host protection (such as Airbnb’s AirCover), and we document the property before and after stays.
Can I still use my property myself?
Yes. You block off any dates you want for personal use, and we work around them. It’s your asset, so you set the terms.
How and when do I get paid?
Payouts are released to you on a regular cycle, and every month you receive a statement showing exactly what the property earned and what came out of it. No guessing about where your money went.
Why 25% when other companies charge 10%?
A 10% fee usually buys a limited arrangement: pricing and messaging only, with cleaning, restocking, maintenance, and setup left to you. Our 25% is performance-based and full-service. We run the entire operation end to end and don’t mark up vendors. The only other cost is a one-time onboarding retainer at signing, which covers photography, inventory gaps, and launch preparation. You’re comparing two different services, not two prices for the same thing.
What do you need from me to get started?

Your real work happens once, at the front. Onboarding runs 7 to 14 days from signing to live, and it’s the one stretch where we genuinely need you responsive. In that window you’ll handle:

  • The signed management agreement and the onboarding retainer
  • A property information form covering Wi-Fi, parking, appliance quirks, and HOA rules
  • An inventory intake form so we can find what’s missing
  • A professional deep clean, arranged and paid by you, before photography is scheduled
  • Quick decisions on anything we flag as a gap

We take it from there: sourcing and stocking what’s missing, coordinating the photographer, installing the smart lock, building and pricing the listing. Front-load those two weeks and the property goes live genuinely turnkey.

After launch it inverts. Pricing, guest communication, cleanings, restocking, and maintenance coordination are ours. Your involvement drops to reading a monthly statement and blocking any dates you want for yourself. That’s the trade: a demanding fortnight up front to buy a hands-off year.

What if the property underperforms?
Our management fee is a percentage of what your property actually earns, so if it underperforms, so do we. Our incentive is identical to yours. That’s the reason the first three months are structured as a performance trial: it gives the property a real season to show what it can do, and it gives you a decision point backed by actual numbers instead of a projection.
Am I locked into a long contract?
No. The initial term is a three-month performance trial, and after that either party can end the agreement with 30 days’ written notice. During the trial there’s a $1,000 break fee if you leave early, and the same $1,000 is owed to you if we’re the ones who walk away. We took on the same penalty we asked you to take, because three months is roughly what it takes for pricing and reviews to stabilize, and judging the property before then isn’t judging much.
